Genesis Reports 2026 First Quarter Results and Declares a Special Dividend of $0.12
Genesis Builds Dividends but Earnings Crumble as Calgary Housing Slows

Genesis Land Development Corp. reported Q1 2026 results on May 13, 2026. Revenue fell to $51.5M (from $58.2M in Q1 2025), and net income collapsed to $0.8M ($0.01/share) versus $6.0M ($0.11/share). Home sales volume rose 15% to 82 units, but lot sales plunged 52% to 31 units and land servicing activity dropped to $1.6M from $8.5M. New home orders improved (108 vs 75), but the backlog shrank to 188 units from 269. A special cash dividend of $0.12/share ($6.8M) was declared, payable June 3, 2026. The company also entered a new $100M secured revolving credit facility (effective 3‑year term, maturing Feb 27, 2029) to replace its previous $50M line.
The Q1 results are decidedly weaker than the year‑ago period and fall short of the momentum seen in Q4 2025 (strong lot sales and one‑time gains from the Hazel stake sale). While the special dividend and credit‑facility upsizing are modestly positive, both are largely continuations of prior policy – special dividends were paid in Q3 and Q4 2025, and the $105M facility (including a $5M letter‑of‑credit sub‑facility) was already announced on Feb 11, 2026. The 86% earnings drop and steep decline in lot sales and land‑servicing activity signal a challenging operating environment, consistent with management’s own warning of “continued market uncertainty.” No genuinely new, unexpected positive information emerges; the news confirms a slowdown, making it a routine quarterly release with a negative bias.
Genesis Land Development Corp. is a Calgary‑based residential land developer and home builder. Its flagship development is the Hazel community – 160 acres in Calgary’s southeast Hotchkiss structure plan, approved for approximately 1,200 homes. In December 2025, Genesis sold a combined 40% stake in Hazel to two Alberta home builders for $19.1M, retaining 60% ownership and building exposure through its Genesis Builders Group. The company also develops and sells serviced lots in other communities and operates a home‑building division. All operations are concentrated in the Calgary region.
